We inspect the apartment after every guest leaves, but there are times where things may have slipped us, or we may not have had the time to fix certain things in between guest reservations. Therefore it is important for you to let us know if there is anything not working, upon arrival so that we do not associate any damage that you did not cause to you.

You are required to reserve with a minimum of 2 days notice. Availability is subject to first-come, first-serve basis; we cannot guarantee space. Any damage to these amenities will be deducted from your security deposit and may require additional charges if damage is above the security deposit amount.

We know they are romantic, but we want to avoid any fires or accidents. Therefore we do not allow candles or any open flame artifacts.

This is an absolute NO - NOWHERE - NO HOW anywhere inside the suite or the building. We will deduct $200 from your security deposit in case there is evidence of smoking inside the suite or the building. Please make sure to follow this cardinal rule.

I know pets are not just pets but companions, we understand because we ourselves have a dog, yet to ensure that the suite stays clean and available even for those people with allergies, we have made the difficult decision to not allow pets. Bringing a pet to the suite at any point will  incur a penalty fee of $150 which we will deduct from your security deposit.

Again, we are parents of 2 lovely children, yet when we designed this suite and furnished it, we did it with the goal to deliver an exclusive experience for our guests. This means that we implemented in our design articles which may be dangerous or too fragile for smaller children to handle; this includes our balcony furniture designed to allow you to enjoy the great views, yet also dangerous with smaller children left unattended. For this reason we don't believe the suite is suitable for smaller children.

The space is small, and we want to be respectful of others, therefore you may not have any gatherings or parties inside our around the suite. Breaking this rule may force us to evict you from our suite, without a refund, and cancel your reservation and you would forfeit ALL of your security deposit.

We know guests could arrive at any time, but any additional guests that show up without being included in the reservation will incur an additional fee of $30/night per guests from your security deposit.

I know, I know... you paid for this space, but just remember there are neighbors around and we want to be respectful of their space as well, therefore please do not be loud or rude to those around you.

When you leave the apartment, for any reason, please remember to close all windows and doors. In Quito, it could be sunny now and rain 5 minutes later. If we leave the windows and/or doors open, water may get in and damage the floors. Any damage due to water will be deducted from your security deposit.

We know you are responsible adults, yet it's important that we mention that only the kitchen, dining room, and balcony are space where you are allowed to bring food. You are not allowed to eat in the master bedroom or living room.

We would much appreciate it if you despose of your garbage as often as possible and properly. Therefore, when you are ready to despose of your garbage please head down to the S1 floor, make a left from the elevator and make a left at the end of the road where you will find the garbage room. The building does recycle so please help us do this.

After enjoying a nice time at our suite and when you are ready to checkout, please make sure to follow the following instructions to ensure a smooth transition: check for all your belongs to make sure nothing is left behind (we are not responsible for lost items), collect and depose of all your garbage in the garbage room in the S1 floor, make sure that all windows and doors are closed, make sure to turn off all lights, wash any dirty dishes, make sure to leave your access key and parking sticker on top of the kitchen counter (loosing either one of these will incur a cost of $40 per each, which will be deducted from your security deposit.) IMPORTANT: Staying past checkout time, without permission will incur a $50 penalty fee which will be deducted from your deposit.

• If you desire to stay between 28 days and 56 days, you will be required to pay an additional security deposit of $1500.00, 7 days before your check-in date. You will also need to sign a rental agreement, before your check-in date, which will be delivered to you through Adobe Sign.

• If you desire to stay longer than 56 days, you will be required to pay an additional $2500.00 as a security deposit 28 days before your check-in date. You will also need to sign a rental agreement, before your check-in date, which will be delivered to you through Adobe Sign.
